Introduction

In the BOE of the 13 April 2013 was published Royal Decree 235/2013, of 5 of April, by which the basic procedure is approved for the certification of the energetic efficiency of the buildings, that it  comes of the transposition of the Directive 2002/91/CE, later  2010/31/UE , related to the energetic efficiency of the buildings, modified by the Directive.

This Royal Decree establishes the basic procedure that has to fulfill the methodology of calculation of the qualification of energetic efficiency, with what the process of certification starts, considering those factors that more incidence they have in the energy consumption. It is of application in the buildings of new construction and in the existing buildings that are sold or rented. Moreover the duty to give to the buyers of the houses or to the persons that hire them imposes a certificate of energetic efficiency that allows them to know the characteristics of the building to be able to evaluate and to compare before the sale or the rent.
